At C3 Property Management, we offer both full-service property management for owners who want a completely hands-off experience and one-time tenant placement for those who prefer to manage their property themselves after a qualified tenant is secured.


No matter which service you choose, you'll know exactly what you're paying for. There are no markups on routine maintenance and no surprise charges for walkthroughs or marketing—just straightforward pricing and exceptional service.



Because every property is unique, pricing may be customized based on your property's specific needs and circumstances. Below is our most common pricing structure for single-family homes.

Full-Service Property Management

Let us handle everything — from finding a great tenant to managing the day-to-day, so you can enjoy the returns on your investment without the headaches.


What’s included:

  • Free rent estimate based on current market conditions
  • Rent-ready inspection, maintenance, and cleaning coordination
  • Professional photography and online marketing syndication
  • Tenant screening, lease execution, and move-in documentation
  • Rent collection and direct deposit disbursements to owners
  • Rent increases as appropriate to keep pace with the market
  • Maintenance coordination and work order management
  • Consistent communication with tenants and owners
  • Monthly and annual financial statements, plus 1099 tax reporting
  • 24/7 online access to invoices and account statements via AppFolio

One-Time Startup Fee

50% of one month’s rent

Monthly Management Fee

8–12% of collected rent per month (minimum of $175/month during active leases)

Lease Renewal or New Lease Fee

$250 flat fee

One-Time Tenant Placement

Want to stay hands-on with management but need help finding the right tenant? This service gets your property leased by professionals — then you take it from there.


What’s included:

  • Free rent estimate based on current market conditions
  • Rent-ready inspection, maintenance, and cleaning coordination
  • Professional photography and online marketing syndication
  • Communication and follow-up with all inquiries
  • Pre-screening of applicants before showings
  • Showings, including evenings and weekends
  • Full tenant screening: credit, criminal background, employment and income verification, and landlord references
  • Lease signing coordination
  • Move-in documentation with extensive photos
  • Coordination of deposits and move-in rent

One-Time Startup Fee

100% of one month’s rent, due upon successful lease execution

What Happens After Tenant Placement

All applications, lease documents, move-in documentation, and the security deposit are delivered to the owner upon tenant move-in. The owner assumes responsibility for ongoing management.

A Note on Our Fees

We don’t mark up routine maintenance invoices when working with our regular vendors. We don’t charge extra for walkthroughs or marketing. A 10% markup applies when a new vendor relationship must be established or when funds aren’t available to pay vendors when bills are due.
