Owning a rental property is one of the best investments you can make, but it comes with real risks. When a tenant causes damage, stops paying rent, or leaves without warning, the costs can pile up fast. A security deposit often isn’t enough to cover it all.


That’s why we created the C3 Risk Mitigation Guarantee.

What Could Go Wrong?


We’ve seen it all — and we mean that literally:

  • A dog that chewed through sprinkler heads
  • An emotional support cat that caused thousands in damage
  • Unpaid utility bills left behind at move-out
  • Holes punched in doors
  • Pipes clogged with items that were never meant to be flushed
  • Unauthorized roommates requiring eviction
  • Smoking inside the property

When these things happen, the security deposit runs out quickly.

Our Risk Mitigation Guarantee is designed to fill that gap.


How It Works


For a cost of 2% of monthly rent, C3 Property Management will guarantee an amount equal to two months’ rent toward any unpaid tenant expenses at the time the security deposit is settled.

Example

If your tenant pays $2,500/month, C3 would guarantee up to $5,000 in addition to the security deposit — for a combined coverage of up to $7,500.

This program is available for all new leases with tenants we have screened, and for existing leases on a case-by-case basis.

Terms and Conditions

  1. Coverage applies to outstanding delinquent amounts after move-out and security deposit settlement.
  2. Guaranteed funds are applied first to damages and other amounts due under the lease (excluding rent), then to delinquent rent, then to outstanding fees owed to C3.
  3. C3 retains the sole right to pursue legal proceedings or eviction in the event of tenant default, and to recover amounts paid out under this guarantee.
  4. To qualify: (1) the tenant must have been placed by C3; (2) the property must have been managed by C3 for the full lease term; and (3) the landlord must not be in default of the Management Agreement.
  5. Coverage terminates immediately upon termination of the Property Management Agreement.
  6. This program does not apply to leases involving housing subsidy programs, including Section 8 or similar assistance programs
